AI won't fix the toilet (not yet, anyway). But when deployed thoughtfully, it can help your team respond faster, reduce unnecessary work, and give your technicians better information before they arrive. AI won't replace the people who make the repairs. It will help them spend more time on the work that actually requires them.

So, where could AI actually make a difference in your maintenance operation? Here are 12 questions to help you find out.

Staff Coverage

1. Do most of your maintenance tickets come in when your team is not available? 

For most property management teams, maintenance doesn't happen neatly between 9 and 5. ApartmentAdvisor ASSIST data shows that 61% of resident issues are reported at night or on weekends. That's a lot of requests arriving when the people who normally handle them aren't available.
