Why Is My Zillow Listing Not Live?

Common reasons your listing may not be appearing on Zillow and how to resolve them

If your listing is not appearing on Zillow, there are a few common reasons below. Please review each section to identify the issue and next steps.

1. Your listing is still pending review 

All listings submitted through ApartmentAdvisor go through a verification process before they are sent to Zillow. This process can take up to 48 hours.

If you just submitted your listing, please allow up to 48 hours before checking its status or reaching out for an update.

2. Your listing already exists on Zillow

Zillow does not allow duplicate listings for the same unit. If your property is already listed directly on Zillow, it cannot be syndicated through ApartmentAdvisor.

To resolve this, you will need to remove the duplicate listing from Zillow before attempting to publish again through ApartmentAdvisor.

3. Your property has more than 30 units

Zillow does not allow free syndication for properties with more than 30 units.

Your listing will still be published on ApartmentAdvisor, but Zillow syndication must be managed directly through Zillow.

To resolve this, you can go into your Zillow account settings and enable lead forwarding to your ApartmentAdvisor generated email address. This will allow any inquiries from Zillow to flow directly into Lease Assist, where the AI Assistant will qualify leads and schedule tours.

4. Additional verification is required

In some cases, Zillow requires additional verification before a listing can be published.

For verification purposes, we’ll need additional documentation to confirm proof of ownership. Please send one of the following: a property tax bill, deed, or municipal property record showing ownership, along with a government-issued photo ID.

If this applies to your listing, you will receive an email from our Customer Success team with instructions on any additional documentation needed.
